Marsha Duke has business in her blood.  The social media savvy real estate professional with a strong roots in our area is on a mission to help area residents build multi-generational wealth.

Duke comes from a family of creative entrepreneurs.  Marsha has had various business endeavors with the primary purpose of promoting area businesses.  However, these days Ms. Dukes is focusing on her real estate broker services and helping area residents build wealth with real estate ownership and assets.

Marsha Duke's burgeoning career as a real estate professional servicing area residents selling their real estate has inspired the metaphor from local residents to call her the "Queen Of Queens Real Estate."  COVID-19 has impacted many local businesses especially since Southeast Queens, New York, was initially one of the most adversely affected areas in the country.

Kamau Austin: Marsha how does a person/s prepare to sell their home?

Marsha: To prepare to sell a house the seller should make sure they first have proper ownership of the house to sell it. If there are any other owners to the house on the deed.

The deed can be in a spouse name jointly but the spouse separate but never addressed changing title to the house or any buyout options, same applies to siblings or partners. Also for estate planning purposes, if a will needs to be probated, this can be a lengthy process to have a will probated in the court system.

It's important to know who is on the deed to the house because selling the house requires approval of all owners listed on the deed. Another step in preparing a house to sell is evaluating  the condition of the house, if there are any major repairs that need to be fixed before putting the house on the market.

Most importantly is having a relocation plan in place before listing the house, is the seller moving out of state, buying another house in state, going to rent an apartment, this must be decided as soon as possible for a smooth exit strategy once the house is in contract to be sold. Lastly if the house has tenants, a plan of action for selling the house vacant or with the tenants, if vacant the seller must notify the tenant and give notice for the tenant to vacate the house within a timely manner.

Kamau: Ms. Duke, how is the market now in Southeast Queens to sell a home?

Marsha: The real estate market is still strong in Southeast Queens, homeowners are getting asking price and in some cases above asking price for the house once it's listed for sale. The demand to purchase a home is still at its peak but the supply of homes is lower for a few reasons. Buyers don't have enough options to choose from when looking to buy a house which puts the seller in a better position to get higher prices for their house.

Kamau: Can you tell us how your services can enhance a person's ability to sell their home at a favorable sales rate?

Marsha: The service I provide can be viewed as project management to get the house sold quickly as possible and for the best and highest price. I'm giving guidance to the homeowner and thoroughly explaining the process so they are aware of what needs to be done.

The marketing and strategy plan that I implement  is key to getting the house sold. While managing the project, I am overseeing every step from beginning to end, coordinating with the lawyer, home inspection, appraiser, other agent and the buyer's bank. I manage and schedule the showing of the house. While I am managing the project I make sure that the process is moving along smoothly for the best results.

Kamau: Ms. Duke what are some of the new developments or special promotions you have running now?

Marsha: This is the promotion I am currently running for the next 3 months.  Presently, someone selling or buying their home in Southeast Queens, will receive a $500 cash back payout at closing for the purchase or sale of a home valued at $600k plus when working with me as your real estate agent.
