Jamaica Avenue DBA "Downtown Jamaica" Gets Major Overhaul

Development Highlights

Artimus' Alvista Towers: Tallest Building in Downtown Jamaica




Alvista Towers has generated quite the buzz in Downtown Jamaica, especially in its prime location at 147-36 94th Ave--a short walk from the transportation hub at Sutphin Blvd and Archer Ave. The building, developed by Artimus, stands 247 feet and 25 stories tall, and contains 380 rental apartments, as well as 105 enclosed parking spaces on the ground floor. 

Units will feature a mix of studios, 1-bedrooms, and 2-bedrooms, as well as amenity spaces including a lounge, business center, children’s playroom, fitness center, and outdoor recreation space. Applications opened on November 1, 2017 and closed January 2, 2018, and were open to applicants who earn between 50 percent and 130 percent of the area median income. Artimus hopes to have tenants move in by early summer 2018.

Parkhill City: Jamaica’s Newest Luxury Apartments






Completed in 2017, Jamaica’s newest luxury apartment building is Parkhill City, a 58-unit residence on 88th Avenue between 150th Street and 153rd Street, a block north of Rufus King Park. Developed by The Chetrit Group, Parkhill City was the first phase of a major residential project highlighted by the redevelopment of the former Mary Immaculate Hospital that was purchased in 2009.

The fully tenanted building has several amenities, including a media room, fitness room, and outdoor spaces. The major project across the street continues to undergo construction, and is anticipated to be completed in 2020. It will boast several hundred apartments in four buildings, with similar amenities.

Tree of Life: Community Advocacy at Work




In May 2017, the Bluestone Organization with its partner First Jamaica Community and Urban Development Corporation (FJCUDC) broke ground on the Tree of Life Center, a 12-story 174 unit planned mixed-use passive house certified building. The FJCUDC is the not-for-profit arm of the First Presbyterian Church in Jamaica, the oldest continuously serving Presbyterian church in the United States - first organized in 1662.

When completed, the building will have over 15,000 square feet of community facility and commercial space, some of which will provide educational and special support services for needy and disadvantaged individuals and families in Downtown Jamaica. The building is slated to be completed by Q3 2019...

The Crossing: At Jamaica Station



When The Crossing at Jamaica Station was announced in March 2014, it was heralded as the single largest private development project in Jamaica in decades. Developer BRP Companies finally broke ground in 2017, and today, the site is under construction, and will eventually rise into two towers at 14 and 25 stories each, with 669 affordable housing units, and retail space on the ground floor.


And at the beginning of 2018, BRP announced it had closed on the purchase of its third development site in Jamaica, a 90,000 square foot property that offers more than 700,000 buildable square feet. BRP Co-founder and managing partner Meredith Marshall noted, ”Jamaica is primed to be a premier hub in Queens- combining housing, retail and transportation- and we are pleased to support its continued development.”
